Components
- 1 double-sided furniture-store board (one side for 1-3 players, one side for 4-5 players)
- 117 furniture tiles in 6 shapes (composed of different numbers of equal-sized squares): 38 1x1 tiles, 36 2x1 tiles, 11 3x1 tiles, 12 L tiles, 16 2x2 tiles, 4 3x2 tiles. The backs of all furniture tiles have the same neutral pattern.
- 5 trucks (1 per player), each consisting of 5 parts that must be assembled before your first game. The assembled trucks can be stored in the game box after play.
- 15 junk tiles (3 per player) — junk on one side, an upgrade on the other side

Setup
The following setup rules are for 2 to 5 players. The changes for the solo game can be found under The Solo Game.

Place the furniture-store board in the middle of the table with the side for your player count up (1-3 or 4-5 players). From now on, this board is referred to as the furniture store.

Pull the 5 storage boxes out of their sleeves and place them beside the furniture store: place the boxes containing the Roomie tiles, door tiles, and vouchers as the supply below the Café. Place the boxes containing the furniture tiles (except the 1x1 tiles) to the right of the furniture store. Make sure that the furniture tiles of each shape are shuffled separately and are lying face down in their box. Place the bag below the furniture store, with the 1x1 tiles inside it.

Block spaces in the furniture store by placing 1 blocked marker on each blocked symbol matching your player count. (For example, in a 4-player game, you must cover all 4-player blocked symbols.) With 3 and 5 players, no blocked markers are needed. Then take the 3 day markers and place each one onto the day symbol matching both its printed day number (2, 3, or 4) AND your player count. Note that all spaces covered by a marker count as "not empty." All other spaces (including those with visible symbols) count as "empty."

Now fill each empty furniture space in the furniture store with 1 face-up furniture tile of the matching shape, drawing the 1x1 tiles from the bag and the other furniture tiles face down from their storage boxes.

Take the Roomie cards. For your first few games, we recommend playing only with the basic Roomie cards. To do so, remove the 10 cards marked with an icon and return them to the box. Once you're more familiar with the game, you should play with all Roomie cards. Shuffle the Roomie cards and place them as a face-down Roomie deck beside the furniture store, close to the Café. Then fill each empty Café space with 1 face-up card drawn from this deck.

Each player chooses a player color and takes the following components in that color:
- The shopping cart, which they place on the Entrance of the furniture store.
- The truck, which they place in front of them.
- The 3 junk tiles, which they place as junk behind the driver's cab of their truck so that the loading bed is reduced to 3x2 squares.
Brief Introduction: Your House
Your house consists of rooms. During the game, you may expand it with new rooms, just not toward the street.
There are 2 types of room, identifiable by their flooring: parquet rooms (with parquet flooring) and bathrooms (with tiled flooring).
Each room consists of several floor squares, on which you will be placing your furniture tiles. Each room is also bordered by walls, which may contain doors and windows.
Finally, each room shows round floor markings and a completion bonus: you receive the completion bonus at the end of the game if all floor markings in that room are touching furniture tiles and/or door tiles.
Garden areas are there just to show the "roomless" areas on the room cards.
Playing the Game
The following rules are for 2 to 5 players. The changes for the solo game can be found under The Solo Game.
The game is played over 4 chapters, called days.
Each day consists of 3 phases: the Shopping Phase, the Furnishing Phase, and the Cleanup Phase.
After the Furnishing Phase of the fourth day, the game ends with the final scoring. Whoever receives the most points wins the game.
The Shopping Phase
The Shopping Phase takes place in the furniture store and is played over several rounds. In each round, every player takes exactly one turn. The player with the measuring stick begins, and the others follow in clockwise order. You continue playing round after round until the last player reaches the Exit with their shopping cart. The current round is then played to the end before the Furnishing Phase begins.
Your turn. When it is your turn, you must perform one action with your shopping cart in a department of the furniture store. To do so, either move your shopping cart forward to any department, or leave it where it is:
- You can move your shopping cart any distance, but only in the direction of the arrows (toward the Exit).
- You cannot move your shopping cart to, or leave it in, a department where you cannot perform an action.
Then, perform one of the actions allowed in that department.
The departments (in order): Entrance, Exit, SALE, Café, Showrooms.
ENTRANCE. The shopping carts start here each day. No actions can be performed here.
SALE. If there are any furniture tiles here, take 1 or 2 of them and load them onto the loading bed of your truck. You may not take anything that does not fit.
Loading Rules for the Truck:
- All furniture tiles you load must fit on the squares of your loading bed.
- They may not extend beyond the edge, be stacked, or overlap.
- You may rearrange the furniture tiles on your loading bed however you like to make space for new furniture tiles.
- However, you may not completely remove a furniture tile from your loading bed except during the Furnishing Phase.
SHOWROOMS. There are several Showrooms in the furniture store. Each Showroom is a separate department with the following action: take 1 furniture tile from this Showroom and load it onto the loading bed of your truck. You may not take anything that does not fit.
CAFÉ. The Café's action is to take 1 Roomie. To do so, move your shopping cart to the Café, choose one of the Roomie cards displayed there, and place it in front of you. If the card has been upgraded with a voucher during the previous Cleanup Phase, take that as well and place it in front of you (however, note the voucher limit). After taking the card, you must then choose a Roomie tile from the supply and place it onto that card's Roomie space. The Café space from which you took the card remains empty until the Cleanup Phase.
You may take only one Roomie card per day: if your shopping cart is in the Café at the start of your turn, you must move it to the Exit.
Just like your This Is You card, each Roomie card gives you a Roomie tile and a home wish. The better this wish is fulfilled at the end of the game, the more points you receive for it. Each of your Roomie tiles also needs somewhere to sleep in your house at the end of the game. Otherwise, it costs you points.
EXIT. The Exit marks leaving the furniture store. Your shopping cart cannot be moved any farther, and for the rest of the phase it remains here, though you still take an action as normal on your turn of each round. The actions allowed here are called home actions (because you have left the furniture store and driven home in your truck).
When you reach the Exit, before your home action, first check whether all other shopping carts are already on this collection space at the Exit.
- If they are not: place your shopping cart on this collection space as well.
- If they are: place your cart on the Last Cart space, indicating that the Shopping Phase will end at the end of the current round.
Then perform one of the 3 home actions (A, B, or C).
Home Action A: Add 1 Room Card and Connect it with 1 Door. Take 1 new room card from one of the two face-up decks and add it to your house, following these rules:
Building Rules:
- Place the new room card next to your house so that at least one of its edges fully touches an already placed room card. It may not be placed on the street.
- It does not matter which edges touch, as long as at least one wall of the new room card forms a shared wall with an existing wall.
- In addition, a parquet room on the new card must now be connected to a parquet room in the house by one door. To do this, place 1 door tile from the supply on a newly created shared wall so that two empty parquet floor squares are connected. You may not move furniture tiles when doing this (unless you use a voucher action).
- Shared walls may not contain windows (not even partially), unless the windows in question are completely covered when placing the door tile.
If you cannot add the room card you took, place it back on its deck and do something else.
Doors:
- Even though each floor square directly in front of a door counts as empty, it is nevertheless blocked. Furniture tiles may not be placed there. As a reminder, there is a door ledge in front of each door, which extends into the floor square in front of it.
- Several door ledges can share a floor square by touching there at right angles or by facing one another.
- Bathrooms always have only one single door already printed on them and can never be connected with door tiles (this can also be seen from the fact that the door ledges on door tiles show only parquet flooring).
- When adding a new room card, only a single door tile is ever placed as a connection, never several.
Home Action B: Order 1 Furniture Tile from the SALE or Bag to Your Home. Take either 1 of the furniture tiles lying in the SALE department of the furniture store or draw 1 random 1x1 tile from the bag. Then place it on the street in front of your house.
Home Action C: Order 1 Voucher. Take 1 voucher from the supply and place it in front of you (note the voucher limit).
As soon as a shopping cart is on the Last Cart space, finish the current round. This means the Shopping Phase ends at the end of the turn of the player sitting to the right of the starting player with the measuring stick. Then proceed with the Furnishing Phase.
The Furnishing Phase
All players resolve the Furnishing Phase simultaneously by doing the following:
Check whether all squares on your truck's loading bed are occupied.
If all are occupied: Unload all furniture tiles from your truck and place them on the street in front of your house. Then you may immediately enlarge your loading bed OR upgrade your truck (see below).
If not all are occupied: Unload all furniture tiles from your truck and place them on the street in front of your house. Then take 1 voucher from the supply and place it in front of you (note the voucher limit below).
Enlarge Your Loading Bed. Enlarge your loading bed by 2 squares by removing the junk tile farthest from the driver's cab from the loading bed and placing it beside the truck.
Upgrade Your Truck. Check whether there are still junk tiles on the loading bed. If there are, turn the one closest to the driver's cab to its upgrade side. If there is no junk left on the loading bed, instead turn one of the junk tiles beside the truck to its upgrade side and place it back onto the loading bed (reducing the bed again by 2 squares).
Tip: A large loading bed is very helpful. When in doubt, it is usually better to enlarge it.
Then, furnish your house with the furniture tiles on the street in front of your house, following these rules:
Furnishing Rules:
- Furniture can only be placed on empty floor squares of their flooring type (parquet or tile). Furniture tiles with a purple rug (plants) may be placed in either room type.
- Furniture tiles may not extend into walls, be stacked, or overlap.
- In general, furniture tiles may be placed in any orientation. However, there is also wall furniture, which must have one or two specific edges fully adjacent to walls. These wall edges can be identified by the fact that the furniture piece extends to that edge and that a white border with a dashed line runs beneath it.
- Furniture tiles may not be placed directly in front of doors. Floor squares next to windows may be occupied without restriction (however, at the end of the game, you receive negative points for covered windows that are behind the wall edges of shelves or closets).
- Furniture tiles that are already in the house from previous days may no longer be moved (unless you use a voucher action).
- All furniture tiles are marked with color icons to help identify their colors. In addition, they may show combination icons, identifying numbers, or points for final scoring.
At the end of the Furnishing Phase, no furniture tile may remain on the street. Any furniture tile on the street that you cannot or do not want to place in your house must instead be either:
- placed back onto your loading bed according to the usual loading rules (where it occupies loading space for the next day or for final scoring), OR
- placed face up in the SALE department of the furniture store.
Once all streets are empty, the Cleanup Phase begins. If this is the fourth day, the game instead ends with the final scoring.
Vouchers. At any time during the game, you may spend your vouchers to perform voucher actions. To do so, return the indicated number to the supply and perform the corresponding action.
- Spend 1 voucher to move 1 furniture tile from your house back onto the street in front of your house.
- Spend 2 vouchers to draw 1 furniture tile from the bag and place it onto the street in front of your house.
- Spend 3 vouchers to enlarge your loading bed OR upgrade your truck.
Important: Watch the voucher limit of 4. You may never have more than 4 vouchers in front of you. If you receive another one, you must either forgo it or reduce your vouchers by immediately performing a voucher action.
The Cleanup Phase
Prepare the next day by carrying out the following steps:
a) Take from the Showrooms the day marker with the lowest number and place it onto the day space at the Entrance. Cover the previous day number with it.
b) Place all furniture tiles in all Showrooms face up in the SALE department (adding them to any already there). Then refill each empty furniture space in the Showrooms with a new face-up furniture tile of the matching shape, drawn from the boxes and bag.
c) Handle the Roomie cards in the Café as follows:
- Any Roomie card in the Café that was upgraded with a voucher in the previous round is cleared away: return its voucher to the supply and place the Roomie card in the game box.
- Then upgrade each of the remaining Roomie cards in the Café by placing one voucher from the supply above it.
- Finally, fill each empty Café space with a new face-up card from the Roomie deck.
d) Pass the measuring stick to the player whose shopping cart is on the Last Cart space.
e) Return all your shopping carts to the Entrance department and begin the new day with the Shopping Phase.
End of the Game
The game ends after the Furnishing Phase of the fourth day. Now carry out the final scoring.
Use a sheet from the included score pad or the free Deep Print Games app (virtual score pads and much more can be found in the app, available for free in the App Store and on Google Play at https://dpgapp.deep-print-games.com).
Each player calculates their points in the 5 scoring categories as follows:

Go through the home wishes on your This Is You card and your Roomie cards and receive each one's points. Almost all contain requirements that you want to fulfill as many times as possible. They often refer to the icons on the furniture tiles. Each furniture tile can be identified by its combination icon or its identifying number. For instance, all closets have a dark sock, all beds have a light sock, and all bathtubs have the number 4. An overview of the icons and explanations of the home wishes can be found below.

Check whether the following basic needs are met:
- You have at least 1 toilet in your house.
- You have at least 1 shower or bathtub in your house.
- You have at least 1 stove in your house.
For each one that is not met, subtract 3 points.
In addition, each of your Roomie tiles needs somewhere to sleep in your house: either 1 bed or 1 half of a double bed. (If you like, you can place the Roomie tiles from their cards into your beds, pajamas side up, of course!) For each Roomie tile without somewhere to sleep, subtract 3 points.

See which rooms in your house are complete. A room is complete if each of its round floor markings is touching one or more furniture tiles and/or door tiles. For each complete room, you receive as many points as its printed completion bonus shows.

If you have furniture tiles with printed points in your house, you receive these points (points on furniture tiles on your loading bed do not count). In addition, you receive the points printed on any upgrades on your truck's loading bed.

Check whether there are windows in your house that are covered by tall furniture. A window counts as covered if it is directly behind the wall edge of a shelf or closet. For each covered window, subtract 1 point.
Whoever receives the most points wins. If tied, the tied player whose This Is You card has the higher number printed on its Roomie space wins.
Overview of the Icons on Furniture Tiles
Each furniture tile has one or two color icons matching its color. There are 6 types of color icon: Red, Green, Blue, Black, Brown, White.
Many furniture tiles have a combination icon. Each combination icon has a dark and a light version, which belong to specific furniture types and together form a combination pair if they are in the same room. There are the following 5 combination pairs:
- Shelf / Desk
- Closet / Bed
- Sofa / TV
- Dining table / Stove
- Sink / Toilet
All other types of furniture tile can be identified by their printed identifying numbers:
- Plant
- Armchair
- Shower
- Bathtub
- Easel
- Dressing table
- Piano
- Record player
- Fireplace
- Step machine
- Treadmill
- Sewing table
- Hot tub
- Grand piano
- Model railway
- Drum kit
- Boardgame table
- Pool table
The furniture tiles with identifying numbers 5 to 18 are each unique and additionally have 1 printed point.
Notes on the Home Wishes
Most of the home wishes on the cards should be self-explanatory. If in doubt, you can find additional information about some of the cards here. Note: the illustrations at the top right of the cards serve merely as aids. What matters is always the text at the bottom.
THIS IS YOU CARDS: Each player has the same home wish from the beginning: to have as many combination pairs as possible (for details on combination pairs, see the overview above). For each combination pair whose two furniture tiles are in the same room of your house, you receive 2 points. You may score any number of combination pairs, including several of the same type, but each combination icon can never count toward more than one pair.
THE BOARDGAMER: Example – Suppose you have a 2x1 shelf and a 3x1 shelf in the same room. You also have a 3x2 dining table in the same room. Then The Boardgamer gives you a total of 10 points in this room (5 points for the 5 floor squares covered by the shelves, and 5 points for 5 of the 6 floor squares covered by the dining table).
THE BOOKWORM: Each shelf scores if there is at least one armchair or sofa in its room. Each such shelf is worth as many points as the number of floor squares it occupies, plus 1 (a 3x1 shelf therefore gives 4 points, a 1x1 shelf gives 2).
THE BOTANIST: Each plant furniture tile in front of a window in your house gives a maximum of 2 points, even if several windows are adjacent to that tile.
THE CAMPER: Each of the listed conditions (each worth 3 points) counts regardless of whether the others are fulfilled. In the final scoring, when you check whether your basic needs are met, they count as met even if the needed furniture tiles are on your truck's loading bed. This also applies to beds. This means that one Roomie tile can sleep on each bed or half of a double bed that you have on your loading bed.
THE COLORFUL CHARACTER: Example – Across your house, you have a total of 4 red, 4 green, and 2 blue color icons. This makes two sets of three, for which you receive a total of 6 points.
THE CONSOLE GAMER: Each floor square scores if it contains an armchair tile (2 points) or a sofa tile (1 point) and forms a line with at least one TV whose screen is facing that floor square directly. Other furniture tiles may be between the floor square and the TV.
THE DAYDREAMER: It does not matter which part of an eligible furniture tile is adjacent to a window for it to score. Only furniture tiles whose combination icons or identifying numbers are on this Roomie card count. The same furniture tile may be adjacent to several windows, allowing each to score.
THE GEARHEAD: For each junk tile on your loading bed with its upgrade side up, receive 3 points. You still receive the 2 points printed on each upgrade during the final scoring.
THE HARMONIOUS ONE: It does not matter how often each of the two color-icon types occurs in such a room, as long as there are exactly 2 types. The 2 types may differ from room to room.
THE HOARDER: Such a room scores only if each of its floor squares either contains a furniture tile or at least one door ledge. Small rooms consist of a maximum of 8 floor squares; large rooms consist of at least 9.
THE INTROVERT: To score, a room needs to be complete and have exactly one door ledge (so it can only be accessed through one door). Each such parquet room gives 2 points. Each complete bathroom gives 1 point, since bathrooms never have more than one door ledge.
THE MATH WHIZ: Such a room scores only if the number of furniture tiles in it equals its completion bonus. For example, if the completion bonus is 2, there must be exactly 2 furniture tiles in that room. Small rooms consist of a maximum of 8 floor squares; large rooms consist of at least 9.
THE MINIMALIST: Such a room scores only if it is complete AND none of its furniture tiles touch (which means that the sides and corners of each furniture tile must border only walls or empty floor squares). Small rooms consist of a maximum of 8 floor squares; large rooms consist of at least 9.
THE NOOK DEVOTEE: Each nook in your house is worth 1 point. A nook is an empty floor square with no other empty floor squares orthogonally adjacent to it (diagonally adjacent empty squares are allowed). However, floor squares that contain one or more door ledges do not count as nooks.
THE PEOPLE PLEASER: This Roomie scores the same number of points as one of your other cards (whether a Roomie card or your This Is You card). However, the copied card must be your lowest scoring card or tied for lowest.
THE PURIST: The color icons in such a room score only if every color icon in that room is of the same type. Their type may differ from room to room.
THE PUZZLER: Any number of furniture tiles may be in such a room, as long as at least four of them have different shapes (for details on the shapes, see Components).
THE SYSTEMATIC ONE: The required lines of 4 can only occur in rooms that are 4 floor squares wide or tall and that do not have blocking doors in the relevant places.
THE UNDERSTATED ONE: Example: Across your house, you have a total of 6 black, 5 brown, and 3 white color icons. This makes three sets of three, for which you receive a total of 6 points.
THE WHIRLWIND: In complete rooms, each door ledge scores if it has at least two empty floor squares in a straight line directly in front of it: the floor square that the door ledge extends into and the floor square that in a straight line comes next. Each such door ledge scores independently of how many other door ledges it shares any of these floor squares with.
The Solo Game
With the following adjustments, you can play Rooms & Roomies alone.
Solo Setup
Set the game up as described under Setup, with these changes:
- In step 4: Fill the empty 1x1-sized furniture spaces as usual with face-up tiles from the bag. However, fill all other empty furniture spaces with face-down furniture tiles of the matching shape, without looking at them.
- In step 6: Do not place your shopping cart on the Entrance, but in the Showroom with the blocked markers. Take the overview for the solo game.
- In step 8: Leave the measuring stick in the game box.
- In step 9: Draw a random starting room card, turn it to the side of your choice, and place it in front of you.
Solo Playing the Game
The solo game is also played over 4 days with the usual 3 phases. However, within the phases, there are a few changes:
Shopping Phase. Take one turn after the other. On each turn, you must move your shopping cart any distance forward to a new department. Depending on the type of that department, proceed as follows:
- Showroom: Reveal all face-down furniture tiles in this Showroom, then take 0, 1, or 2 of this Showroom's furniture tiles and load them onto your truck's loading bed as usual.
- Café: Take a Roomie card as usual and place a Roomie tile of your choice onto its Roomie space.
- Exit: Place the shopping cart on the Last Cart space and check how many departments you skipped. Each Showroom still containing face-down furniture tiles counts as skipped, as does the Café if all its spaces have cards. Perform one home action for each skipped department, then one additional home action. (For example, if you skip to the Exit on your first turn, you may perform 5 home actions: one for each of the three skipped Showrooms, one for the skipped Café, and the additional home action.) Note: In solo games, the SALE department is not available. Therefore, when ordering, you can only ever draw a random 1x1 tile.
Furnishing Phase. This is carried out as usual. Furniture tiles on the street that you cannot or do not want to place in your house or on your truck's loading bed are removed from the game and placed in a discard pile.
Cleanup Phase.
a) Take from the Showrooms the day marker with the lowest number and place it on the day space at the Entrance. Cover the previous day number with it.
b) Remove all face-up furniture tiles in the furniture store from the game by placing them in a discard pile. Leave the face-down ones where they are. Then refill each 1x1-sized furniture space with one face-up tile drawn from the bag, and each of the other empty furniture spaces with one face-down tile of the matching shape.
c) Handle the Roomie cards in the Café as described under step c of the regular Cleanup Phase.
d) Remove the top room card from each of the two face-up room-card decks from the game.
e) Return your shopping cart to the Showroom with the blocked markers.
Solo End of the Game
Handle the end of the game as usual. See how successful you were using this table:
- Fewer than 30 points = Even good living must be learned. Just try again.
- 30 to 39 points = The main thing is that you feel comfortable in your house. But there is still room for improvement.
- 40 to 49 points = Very respectable.
- 50 to 59 points = Excellent. Strong result.
- 60 points or more = You are a furnishing luminary. You have nothing left to learn.
Solo Challenges
To enhance your solo experience, choose one of these challenges at the beginning of the game (you'll also find several especially intriguing challenges in the Deep Print Games app). Each challenge has 3 achievement levels: Good, Great, and Legendary. To reach each level, you must score at least the required number of points.
- Happily Alone: Take no Roomie cards and reach at least the following score: Good 30, Great 40, Legendary 50.
- The Perfect Duo: Take exactly one Roomie card and score at least the following with each of your home wishes: Good 8, Great 10, Legendary 12. Also, reach the following score: Good 35, Great 45, Legendary 55.
- Full House: Take exactly four Roomie cards and score at least the following with each of your home wishes: Good 5, Great 6, Legendary 7. Also, reach the following score: Good 35, Great 45, Legendary 55.
- Tiny House: Add at most two room cards to your house and reach at least the following score: Good 35, Great 45, Legendary 55.
- No Half Measures: At the end of the Furnishing Phase of each day, check each of your rooms to see whether it is complete. Furniture tiles in rooms that are not complete must be removed from the game immediately. Reach at least the following score: Good 35, Great 45, Legendary 55.
