Compre, Venda, Especule! (Buy, Sell, Speculate!)

Remember the property you need to complete a group that your opponent holds? At any moment of the game you may make an offer for that highly desired property, as long as the property has no buildings. All players may buy or sell properties at any time.

If someone wants to trade a property that has buildings on it, the player must first sell the houses or the hotel back to the bank for half the price paid, and only then negotiate the Título de Posse (Title Deed).

Hipoteca (Mortgage)

You may mortgage your companies or properties that have no buildings. To do so, hand the Título de Posse of the property you want to mortgage to the banker, and the banker will pay you the amount shown on the Title itself. This property cannot be negotiated with any other player without the owner's permission.

While a property is mortgaged, neither the banker nor the owner collects rent if someone lands on it. To recover the Título de Posse, pay the amount shown on the Title + 20% as interest. Example: if the value of a property is $ 100.000, to recover it you pay $ 120.000 ($ 100.000 of the property value + $ 20.000 of penalty). You may recover your property on your turn of play.

All payments to the bank and between players must be made by bank transfer in the app, or only with cash if you chose to play without the app. If you have no more money, follow this order of negotiation:

1. Sell the houses and hotels of your properties back to the bank for half the price shown on the Título de Posse;
2. Place one or more properties in mortgage;
3. Negotiate your properties with other players. If nobody is interested, sell to the bank at the price shown on the board.

In Banco Imobiliário, loans are NOT permitted.

A Falência (Bankruptcy)

If, even after selling houses/hotels and mortgaging or negotiating properties, you cannot raise money to honour your debts, you are bankrupt. Hand over all the money you have left to the person you owe. If you have mortgaged properties, the bank keeps the Títulos de Posse and hands over to the creditor the values obtained for the player who has money to receive. If a payment is still missing, the creditor is left at a loss.

O Grande Milionário! (The Great Millionaire!)

When only one of the players has not gone bankrupt, that player becomes the great winner.

Regras opcionais – jogo curto (Optional rules – short game)

The optional rules below may be used in any way you wish, combined in whole or in part, with the aim of making the game faster and more to your taste. Have fun!

• Alternative ending: the player with the most money, counting the sale of properties and houses to the bank, wins.
• Instead of 04 houses to build a hotel, you may already build one starting from the 3rd house.
• Before starting the game, shuffle all the cards (or part of them) and distribute them in equal quantities to each player. The properties that players hold interest in must be paid to the bank at the value shown on the board.
• You may leave Jail after the first round without playing, paying the bail to the banker.
• Game against the clock: set the time for the game, for example 1 hour. At the end of this time, the player with the most money wins (after selling properties and houses to the bank). In case of a tie, decide who wins by rolling the dice.

Read the instructions below carefully and, at the same time, play along with the child.

It is recommended to use the phone without a protective film for the card to work.

It is recommended to use the purple, yellow, grey and green cards for games of up to 04 players.

For 2 to 6 players, from 8 years of age.

Objetivo (Objective)

Conquer the greatest fortune in the game, being the only player who does not go bankrupt.

Preparação (Setup)

On a flat surface, open the board. Each player chooses a pawn of their preference and places it on the INÍCIO (START) square. Place the Sorte-Revés cards, already shuffled, in the space indicated on the board. Choose one of the players to be the banker. The banker is responsible for: payments and receipts from the bank, delivering Títulos de Posse and house cards. If the banker is playing, they must keep their own card and must not receive any further payments because of that.

To make the start of the game easier, organise the Títulos de Posse by colour and leave them with the banker. Each player will start the game with $ 2.558.000, which must be credited by the banker to each player's card.

Open the app and press the start button. The app will guide you. For payments and receipts, simply touch the card on the place indicated by the app.

Banco Imobiliário App has two game modes, both of which can be selected in the app:

• Normal mode.
• Auction mode: this mode is for those who want a faster game. In it, a specific number of plots is chosen by the players to be auctioned. After the auction ends, the game continues normally, with the plots that were bought already owned.

You may also choose to play without the app. In that case, distribute the following notes to each player: 08 notes of $ 1.000, 10 notes of $ 5.000, 10 notes of $ 10.000, 08 notes of $ 50.000, 06 notes of $ 100.000, 02 notes of $ 200.000, 02 notes of $ 500.000. The remaining notes stay with the bank.

Começo o jogo (Starting the game)

Settle among the players who will play first. Whoever rolls the highest number on the dice starts the game, followed by the player on their left, and so on. The first player rolls the dice again, advances the pawn the number of squares equal to the sum of the two dice, and does what the square indicates. If the player rolls two equal numbers on the dice, they must move their pawn again. But beware! If they roll two equal numbers three times in a row, the little troublemaker goes to Jail! (See the instructions below.)

Movimentando seu peão (Moving your pawn)

When landing on an unowned plot, you may buy it at the price shown on the board. Hand your card to the banker so that they make the payment through the app, and the app will make the transfer of the Título de Posse. On "Receita Federal" (Income Tax) and "Restituição de Imposto de Renda" (Income Tax Refund) squares, you must do what the board indicates. The FERIADO (Holiday) square is that moment of rest so well deserved after so much business. Landing on this square requires nothing to be done.

Casa "INÍCIO" (START square)

Whenever your pawn passes or stops on the INÍCIO square, receive your "pró-labore" (a payment for services rendered), an amount of $ 200.000. Do not forget to ask the banker to pay it, because if you do not collect your payment before the end of your turn, you will not be able to recover it later.

Sorte ou Revés (Chance or Setback)

When landing on a Sorte-Revés square, take a card from this pile and do what the card says. Then return the card to the bottom of the pile, except when you draw the Habeas Corpus card or the Compra Livre (Free Purchase) card, which may be used at the moment you wish (when used, return them to the pile). The Habeas Corpus card lets you leave jail without having to roll doubles on the dice or pay bail. You may use it whenever you want, or even sell it to another player for a price to be negotiated.

Detenção (Jail)

There are three ways to go to jail:

• Rolling two equal numbers on the dice three times in a row, or
• Landing on the "Vá para a Cadeia" (Go to Jail) square, or
• Drawing the Sorte-Revés card "Entre no camburão e vá para a cadeia" (Go straight to jail).

If one of these situations happens, move your pawn to the "Cadeia" (Jail) square, without receiving your "pró-labore" from the START square, and remain there for 03 rounds without playing. But do not worry, you can get out of Detenção before that! There are three ways to leave Detenção:

• Rolling a double on the dice, or
• Paying $ 50.000 bail, if on the third round after your 3rd attempt to roll a double you have not managed to, or
• Using the Sorte-Revés card "Habeas Corpus".

If your pawn lands in the Cadeia square, you do not need to worry, as you will be just visiting.

Chegou a hora de ficar rico! (Time to get rich!)

The Banco Imobiliário App has 02 types of Títulos de Posse that can be bought and that will make you earn a lot of money: properties and companies.

Propriedades (Properties)

Properties are streets, squares or neighbourhoods that can be bought whenever you land on one of these squares, if it has no owner.

As owner, you must charge the rent from players who land on your property. This value is indicated on your Título de Posse. If a player lands on another player's property, you are the one who must pay the rent.

Ações das companhias (Company shares)

Diversifying is the watchword in the business world. Companies are businesses from different sectors that can bring a lot of profit to their owner. There are 06 companies: Rede de Restaurantes (Restaurant Network), Companhia de Filmes (Film Company), Companhia Tecnológica (Technology Company), Companhia de Turismo (Tourism Company), Central de Operações e Ações de Aplicativo (Operations Centre and App Actions) Company. If you are the owner of a company and someone lands on your property, multiply the number rolled on the dice by the amount indicated on the Título de Posse. You cannot build houses or hotels on a company, but when you own all the companies, the fee charged will be double the amount shown on the card.

Valorizando seus terrenos (Increasing the value of your plots)

• Houses: The properties of the game are divided into colour groups, indicated on the board and on the Títulos de Posse. When you manage to have all the properties of the same colour group, you have the right to build houses, always on your turn. The purchase cost of each house is shown on the Título de Posse.

You may build up to 04 houses on a plot. After that, only one hotel. Stack one house on top of another until it becomes a building. Important: to build a second house on one property, all the other properties of the group must have at least one house each. To build the third, all the others must have at least two each, and so on.

• Hotel: A great business! Properties with a hotel have a much higher rent. To build a hotel, first all the plots of the group must have 04 houses. Pay the amount indicated on the Título de Posse and place the last house, forming a hotel. You may only build one hotel per property. Hotels can only be built on your turn.

Falta de casas e hotéis (Shortage of houses and hotels)

It is the law of supply and demand! When the houses or hotels in the game run out, you will have to wait until one of the players sells their properties so they can buy them from the bank (on your turn).
