What if I cannot place my first building two regions away from the other players?
The rulebook says the spacing applies only if possible; forum replies fill in the details.

No penalty. Put your first building as far from the others as the board allows. The two-empty-regions spacing is only required "if possible". Players generally measure it from any opponent building, not just their first. If the only edge region that fits is a sea region, players generally read that as forcing a ship.
